A

An area of special architectural or historic interest which is desirable to preserve or enhance.

What is a Building Preservation Order?

A

Protection order that can be placed on a building that is unlisted but one that is of special interest. Order lasts for 6 months and protects the building from demolition.

A

Criminal offence therefore the local authority planning department can pass the matter to the procurator fiscal. Local authority can apply an enforcement notice

A

A

It would be an offence to carry out work that was not in accordance with approved plans. A formal amendment to the warrant should be sought. Best practice to discuss changes with building standards officer also.

Can I occupy a building without completion certificate?

A

It is an offence to occupy a building without completion certificate. Local authority can take enforcement with a fine up £5000.

What works dont require a building warrant?

A

Works as specified in Section 0.3-0.5 (General) of the technical handbook. For example a erection of a single storey extension no more than 8m2 that is attached to an existing house without sanitary or gas appliances.

Any work to a house that DOES NOT form increasing the floor area or demolition.

A

Government approved certifier to verify that work meets the Building Regulations (2004).
