  1. Any pre-app advice / applications
  2. Architect / planning consultant submits drawings, design and access statement, application forms and any supporting documentation
  3. Local Authority issues validation notice upon receipt of correct documentation and highlight’s their decision process / procedures
  4. Possibly site visit by planning case officer / planning committee presentation
  5. Public consultation / notification period (minimum of 22 days before application date)
  6. Notification declarations in the neighbourhood
  7. Decision notices - 6-8 weeks, small - 13 weeks, major - 16, large, complex and environmental impact assessment
  8. Approval, refusal, conditional approval

  2. Agree validation checklist / supporting document requirement at any pre-app phases
  3. North points, scale bars, references, OS map license number
